How much can I borrow?
We can lend you any sum between £50k and £10m, depending on the property and the proposition.
The maximum lenders would typically consider would be 85% loan to property value meaning you would need a 15% deposit. The loan periods can vary depending upon your circumstances and proposal. Generally lenders will consider upto 30 years with an interest only option period to help you with your finances during the early stages of establishing your business.

What are your interest rates?
Honestly, commercial mortgages are individually priced based on the strength of the proposition being placed with the mortgage lender. Whilst some products are asset value based, other will be dependent upon a range of variables. UK Commercial Loans’s dedicated team pledge to provide you with the most competitive interest rate available in line with your particular set of circumstances. We access the whole of the commercial mortgage market and make every endeavour we can to provide you with the best mortgage to suit your needs.

Commercial mortgages are all individually priced above Bank of England Base Rate or LIBOR (London Interbank Offer Rate). The mortgage rate paid will be different depending on the proposition. How long will it take for me to receive the funds I need?
With certain lenders we can usually provide you with a lending decision in principle within minutes and the funds you need within a few short weeks. Realistically this is needed for completion of surveys and completion of the legal paperwork. In extraordinary circumstances we have even completed funding projects for clients within days where some the surveys were already in hand.

Will you have to go through my books?
No. Some lenders offer a self-certification option and UK Commercial Loans can handle everything over the phone or a face to face meeting. However we can aim to reduce your interest rates working alongside specialist lenders if certain basic information can be provided.

What if I can provide full or partial accounts?
The more information you can provide us about your business the better understanding of your requirements we have which we can use when negotiating your proposal with the lenders. It may mean we’ll be able to offer you a lower rate of interest, comparable with that of the High Street lenders.

Does it matter if I have CCJs or arrears on my existing mortgage?
No, we look past your financial and credit history with certain lenders. Whatever your circumstances, there’s a good chance we could provide the funds you need.

What if I’ve been refused elsewhere?
Don’t worry, at some point it happens to everyone. We have worked with a range of clients and have secured commercial mortgages for clients who have previously found it difficult to obtain a commercial mortgage from the traditional High Street lender.

Are there any restrictions on how I use the money?
No, it’s your money, your business. The funds released may be for the purchase of the property or the on a remortgage you may decide to release equity and use the funds for a well deserved holiday or new car. Were sure you can decide how best to use it.
